Our Process: How We Work With You
Building Design for new home or remodeling projects:
Initial Home Consultation
We first meet with you at your home to discuss what you are looking to achieve, how your home is currently not meeting your needs, and listen carefully to what you have to say. We will talk over ideas and options and even give you a rough estimate of what your project might cost.
Design Phase
The Design Phase of your project is one of the most important steps in our process. It affects the functionality, enjoyment and value you will receive from your new home or remodeling project. Because of the importance of this step, we develop and present design options for you to consider. We walk you through each design option, discussing each of the design's benefits and cost implications. During this phase you will gain a full understanding of your options and will be able to make a confident decision towards a successful project. We will prepare and deliver a written proposal to you. The proposal describes the general scope of work, our fees, services, and list of other recommended professionals for your project (i.e. civil engineer, soils engineer, energy compliance, etc.) During the designing phase we will also determine site measurements, create a layout of the site and floor plan (as built), prepare a conceptual design, review conceptual exterior elevations. We will be working to finalize conceptual plans and then proceed to the "working drawings".
After the Design has been finalized plans usualkl need to go to the approprate city/county agencies for aproval. Once the design has been approved then we develop detailed construction plans or "working drawings".
Working Drawings
We will be working with working together with the civil/structural engineers, Title-24 Specialists and/or other Specialists that your project may require. We then compile information received from those professionals to complete the working drawings. We get together with you to review final plans and submit to appropriate city/county building depart.
Finalize Documents with "Plan Check"
Plan Check agencies review construction documents for conformance to local and state rquirements. Reviewers forward comments to our office where we make further minor modifications/notations. We then make the revisions and Re-submit construction documentation to agencies for approval for a building permit.
Land Use Consulting Projects:
Richard has been very effictive in consulting for many projects. He will consult with prospective home owners before they invest in a property, so they can have a clear idea of what can be possible for remodeling or adding to the home before the invesment is made.
